Stack Realty Group, LLC has been retained, on an exclusive basis, to arrange the sale of the “Clarke Property” in the City of Linden (Block 254 Lots 1-8) on terms acceptable to its Owners. Strategically located within a few steps of the Linden Train Station, at the junction of New Jersey Transit's North Jersey Coast Line and Northeast Corridor Line, the Clarke Property contains approximately 1.86 acres and has operated for years as the Elwood Plaza retail center. Located in the premiere Station Area Core of the City’s Transit Village District, the Clarke Property is ripe for a mixed-use redevelopment project, conceptually named for purposes of this offering memorandum as “Linden Square”. Additionally, in September, 2019 the City designated the Clarke Property along with adjacent Lot 9 (owned by the City) and Lot 10 (owned by New Jersey Transit) as a condemnation redevelopment area. In March, 2020 the City adopted a Redevelopment Plan which also calls for a mixed-use project for the area. The City’s pending RFQ/RFP has invited proposals from interested redevelopers that can utilize the area to its greatest potential, even if not consistent with the Redevelopment Plan. The RFQ/RFP also has requested that changes be identified that would have to be made to any proposal if Lot 10, the NJ Transit property, is not available. The current deadline for responses to the City's RFQ/ RFP is April 30, 2020. A contract to purchase the Clarke Property should enhance a redeveloper’s proposal in response to the RFQ/RFP.
Jury tells sewer agency to pay Hoboken condo owners $5M
After an appraiser valued the easement at $567,000 last April, the condo owners appealed the amount, and on Jan. 10, the owners were awarded compensation totaling $5,058,900 by a Hudson County jury weighing the appeal, according to court documents and people on both sides of the case.
